Choosing the Right Home Improvement Project: Lessons from Our ROI Bracket
Every year, homeowners face the same question:
Which home improvement projects offer the best return on investment?
Recently, we explored that question in a different way.
During March, we created a “Sweet 16” style bracket using Cost vs. Value data to compare common home improvement projects. While it was a fun way to look at the data, it also revealed some important insights that apply far beyond the bracket itself.

Not All Home Improvement Projects Deliver the Same Value/ROI
One of the biggest takeaways was simple:
Not all home improvement projects should be evaluated the same way.
Some projects consistently perform well because they improve both the appearance and function of a home. Others may still be worthwhile, but they tend to depend more on personal preference or long-term plans.
Understanding that difference is key when deciding where to invest.

What Actually Drives Home Improvement ROI?
When comparing projects, a few factors tend to rise to the top:
Curb Appeal
First impressions matter. Exterior upgrades often provide a strong return because they immediately impact how a home is perceived.
Functionality
Projects that improve how a home operates day to day tend to carry more long-term value.
Longevity and Maintenance
The durability of materials and ongoing maintenance requirements play a major role in overall value.
Projects that balance these elements tend to outperform others over time.

The “Winner” Is Not Always the Biggest Project
One of the more interesting outcomes from the bracket was that the top-performing projects were not necessarily the largest or most expensive.
In fact, some of the most impactful upgrades were relatively straightforward improvements that offered both visual and practical benefits.
This reinforces an important idea:
Bigger is not always better when it comes to home improvement.

Aligning Projects with Your Goals
While data is helpful, it is only part of the equation.
The right project depends on your goals as a homeowner.
Are you preparing to sell?
Are you planning to stay long-term?
Are you focused on comfort, appearance, or value?
There is no one-size-fits-all answer, but being clear about your priorities leads to better decisions.
Bringing It All Together
Our bracket may have been a fun way to compare projects, but the takeaway is practical.
The best home improvement decisions come from understanding how cost, impact, and long-term value work together.
If you are considering a project this year, take the time to evaluate your options and think through what matters most for your home.
And if you’re curious how a specific upgrade might look before making a decision, tools are available to help visualize the possibilities.
